Planning Success – From Worn Out to Wow 🐴

We are delighted to have secured planning permission to enable our client to replace a dilapidated stable with a modern American barn-style structure on their equestrian property at the foot of the Epsom Downs, located in the Metropolitan Green Belt and an Area of Great Landscape Value. 

The existing building having reached the end of its serviceable life, the replacement has been skilfully designed to provide an updated, safer and more comfortable environment for both horses and handlers, featuring a covered central courtyard.

The design also had to establish appropriate development in the Green Belt as well as compliance with the local planning policies and respect for the rural setting and character of surrounding buildings.

The planning officer wanted to refuse the application on the grounds of impact on the openness of the Green Belt unless it was substantially reduced in size, but having had the relevant paragraphs of the NPPF explained, an approval was achieved with no reduction
