We carried out a pre-purchase planning assessment for Beech Grove in Reigate Road, Epsom prior to our clients Latchmere Properties purchasing the site. Our detailed knowledge of Epsom and Ewell District Council’s planning policies allowed us to give a realistic assessment of what would be possible on the site. At this stage we prepared outline block plans to show that a development of three houses at the front of the site and two more to the rear was feasible.
The first stage of the planning process was to request pre-application advice from the local authority, for phase 1 of the development, which was three traditional houses (one detached and two semi-detached) with brick arches over the front doors, traditionally detailed chimney stacks and master bedroom suites on the top floors with Juliet balconies looking out over the fields beyond. The site contained several trees with TPOs on them, and the site was laid out to respect them and still maximise development. The pre-application response was overwhelmingly positive with only minor detail changes required before a full planning application was submitted. Nye Saunders worked with RGP (Highways Consultants), and Ian Keen Ltd (Arboriculturalists) to prepare develop the application. Planning consent was granted at officer level with no letters of objection received.
Nye Saunders discharged the planning conditions attached to the consent and prepared full working drawings, specification and coordinated a skilled consultant team of Hockley and Dawson (Structural Engineers), Lanmor Consulting (Drainage Engineers) and Pebble Energy (SAP assessor) to produce a tender package for competitive tender. M&J Development won the contract and Nye Saunders have overseen the contract on site, achieving the high quality of finish expected by our clients.
