The existing range of interconnected outbuildings are located in the grounds of the client's grade 2 listed Mill House and were of variable condition.  The buildings were being used as offices and meeting facilities in connection with the client's business which was to re-locate.  Together with the planning consultants Cogito Consulting Ltd., Nye Saunders obtained planning and listed building consent (the outbuildings being curtilage listed) at Appeal for the Change of use from Office to Single Dwelling, including erection of extensions and alterations following partial demolition of existing buildings.  Works to obtain planning included: commissioning and coordinating a Tree Survey & report;  Flood Risk assessment due to proximity to the river Wey; and a Structural condition survey to prove that the existing buildings were structurally capable of conversion.

Nye Saunders then prepared a basic tender package including a written Schedule of Works and basic drawings to allow the client to obtain outline costs for the works from main contractors.  The client then managed the contract on site themselves with Nye Saunders providing ad-hoc advice or liaising with the council about changes where necessary.

The change of use / conversion has resulted in a new dwelling of approx. 360sq.m, with large open living / dining area, separate kitchen / breakfast and family space with views out over the adjacent River Wey.  Heating and Hot water is provided by a ground source heat pump.
