Housebuyer's Report
On a fixed fee basis, (£450 + VAT as of March 2005), we can produce a report on a typical dwelling to advise a potential purchaser of its potential for development. The report would include the following:-
SCOPE OF SERVICE
1. The report would outline
- The current planning situation on the house as far as can reasonably be assessed from the enquiries made as part of the report
- The possible extent of development, (i.e. extensions and/or alterations) as far as can reasonably be assessed from the enquiries made as part of this report and based on our knowledge of the local planning authorities
- The current approximate building costs for extensions and alterations based on trade pricing guides and our recent experience on construction projects. Please note however that this advice is inevitably very broad brush and each individual project will have specific requirements that mean that the only accurate way to establish costs is to seek tenders. On architectural projects, we do offer an in-house service of costing to provide a guide cost and within which we can then develop a design to suit your budget as far as possible. A Quantity Surveyor can also be employed to provide an independent and expert consultancy service to manage the project to suit the client’s budget and we can recommend QS’s if required.

2. Basis for report
- Telephone enquiry and discussion with Local Authority Planning Officer to establish the planning history of the property and the officer’s opinion on scope for further development
- Our own assessment of the opportunities for development
